QUIET HOURS: 9pm to 8am - please be respectful of the neighbors and keep noise to a minimum during these times
Flush only toilet paper down toilets
Hot tub - No glass, pets, lotions, oils, soaps, etc. in the hot tub. Replace hot tub cover after use.
Trash - All trash must be in bags. Place bags in the trash cans located in the bear bin on the driveway. Secure the lids and bin. Do not leave trash or unattended food outside.
Dishes - Please wash the dishes, or fill and turn on the dishwasher when you check-out.
Park in the driveway only. Parking in the garage, on the street, or on the grass is not permitted.
Backyard string lights must be off by 10:30pm per HOA rules
Follow all Greenwood Acres community rules
If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back.
Please respect the local habitat. Practice 'leave no trace' and 'pack it in, pack it out.'
PENALTY: $500 for unauthorized late checkout.

- Drive, bike, or walk within the community. You will need a car to go anywhere outside of the community. Uber and taxi cabs are available in the area, but can have long wait times or be difficult to find.
- We strongly recommend that you travel in an AWD/4WD vehicle. We are located in the mountains and roads tend to be sloped and can get very icy.

- Access to the Greenwood Acres community amenities (such as the lake, beach, etc.) is managed by the HOA and is subject to change without notice. Availability, operating hours, and reservation requirements are outside of our control. We recommend checking the official community website or calling their direct office phone number for the most up-to-date information before your stay.
- Wander Home requires that all guests have their profile 100% verified. Please upload government issued ID and payment method in your account settings, as well as sending us a photo of your ID.
- Eligible refunds are subject to a 6% processing fee.
- A damage waiver fee ($50) is included for all reservations. Most channels add this upfront. Others do not have this capability, and it will be manually added to the invoice once the reservation is confirmed.
- Given the rural setting of the property, occasional sightings of ants, spiders, flying insects, and mice may occur despite our year-round pest control efforts. We strive to manage these encounters to the best of our ability, but cannot guarantee that the house will be completely pest free.
- When drought, weather or other conditions present an unusual fire risk, a burn ban may be imposed by the local jurisdictions without prior notice.
- NOTE: We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: Dollar General, CVS, Wawa, or Ahart's Market
- We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank.

- Several other exterior security cameras around the perimeter of the house. None facing the hot tub.
- A fishing license is required by PA for anyone 16 and older. Any fish caught must be released back into the lake.
