Access
- Self-check-in with keyless entry - Access code will be sent out once the rental agreement is signed
- To enter the community, you will need to stop by the Welcome Center with your driver's license and vehicle registration to get a pass for your stay.
- Penn Estates community access - Registration w/ fees REQUIRED
- Check in after 4pm. Check out by 11am.
- Driveway parking for up to 5 vehicles
- Early check-in and late-check out may be accommodated with a fee ($100 each). Please contact us to see if we can accommodate your request. Payment will only be collected once we confirm that your request can be accommodated.

By booking our home, you confirm you agree to our house rules, additional fees & completing the rental agreement.

This property can accommodate up to 12 guests per local regulations. Infants under 2 are not included in this count, allowing up to 3 additional infants beyond the maximum guest limit.
Quiet Hours: 10pm to 7am - please be respectful of the neighbors and keep noise to a minimum during these times

Replace hot tub cover after use
Trash - All trash must be bagged and placed in the trash cans located in front of the house. Make sure all lids are securely closed. Do not pull the cans to the street, as this will result in fines from the community.
Dishes - Please wash the dishes, or fill and turn on the dishwasher when you check-out.
Follow all Penn Estates community rules
If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back.
Please respect the local habitat. Practice 'leave no trace' and 'pack it in, pack it out.'
PENALTY: $500 for unauthorized late checkout.

- Drive, bike, or walk within the community. You will need a car to go anywhere outside of the community. Uber and taxi cabs are available in the area, but can have long wait times or be difficult to find.
- We strongly recommend that you travel in a AWD/4WD vehicle. We are located in the mountains and roads can be slick and poorly maintained.
- Please let us know ahead of time if you’re expecting any deliveries or using a ride-sharing service (for pickup or drop-off), so we can call them in to the gate. Unregistered drivers/vehicles will not be allowed entry.

- The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation.

Guests are REQUIRED to register with Penn Estates at least 72 hours prior to check-in. MANDATORY REGISTRATION FEE:
- $40 registration fee per group (mandatory) - It will be collected separately through the booking platform after the reservation is confirmed.
- Additional $35 registration fee per group (mandatory) for late registrations or last minute bookings made less than 3 days prior to check-in, totaling $75.
- All community fees are non-refundable once registration has been submitted, regardless of a canceled reservation.
- AMENITIES PASSES: We provide guests with 10 passes that are active from Memorial Day to Labor Day. In case the passes are damaged or lost, we will charge $200 per pass for replacement.
- Access to the Penn Estates community amenities (such as the pool, lake, beach, etc.) is managed by the HOA and is subject to change without notice. Availability, operating hours, and reservation requirements are outside of our control. We recommend checking the official community website or calling their direct office phone number for the most up-to-date information before your stay.

- Please note, the fees listed above are not our fees as the hosts, but fees the community requires all guests to pay to cover the costs associated with operating and maintaining all the great amenities and facilities at Penn Estates.
- Wander Home requires that all guests have their profile 100% verified. Please upload government issued ID and payment method in your account settings, as well as sending us a photo of your ID.
- Eligible refunds are subject to a 6% processing fee.
- A damage waiver fee ($50) is included for all reservations. Most channels add this upfront. Others do not have this capability, and it will be manually added to the invoice once the reservation is confirmed.
- NOTE: We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: CVS, Wawa, Rite Aid or Super Foodtown.
- Given the rural setting of the property, occasional sightings of ants, spiders, flying insects, and mice may occur despite our year-round pest control efforts. We strive to manage these encounters to the best of our ability, but cannot guarantee that the house will be completely pest free.
- When drought, weather or other conditions present an unusual fire risk, a burn ban may be imposed by the local jurisdictions without prior notice.
- We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank.
