Seasonal Property Maintenance Checklist for Pocono Short Term Rentals

September is your last chance to address exterior and pre-winter issues before the temperatures drop. Think of it as your final “warm-weather” work sprint. It also happens to be one of the slowest months of the year in terms of bookings.

  • Inspect the Roof & Chimney: From the ground or a safe ladder, check your roof for any missing or damaged shingles, which can lead to an eventual leak and potential ice dam formation in the winter. If you have a fireplace, schedule a chimney sweep now to clean out soot and creosote buildup, preventing fire hazards.
  • Clear Gutters & Downspouts: This is non-negotiable. Clogged gutters can cause water to back up, leading to leaks, foundation damage, and dangerous ice buildup on walkways. Clear out all leaves and debris now to ensure proper drainage.
  • Remove Window AC Units: Be sure to store them in a secure location, with all parts and pieces organized to be reinstalled the following year.
  • Seal Drafts & Gaps: Walk around your property, inside and out. Use a thermal camera or your hand to feel for drafts around windows, doors, and utility entry points. Re-caulk or add weatherstripping to seal any gaps. This simple task can significantly reduce your heating bills and keep guests more comfortable.

With a real chill in the air, October is all about ensuring your property’s internal systems are ready for the deep freeze.
  • Radiant Heating & HVAC Tune-Up: For homes with a forced-air system, change the furnace filter. This is a simple, high-impact task that improves air quality and system efficiency. If you have a radiant heating system, ensure it’s working correctly. While radiant systems are low-maintenance, a professional check-up can prevent a disastrous failure on the coldest night of the year.
  • Plumbing Winterization: Protect all exterior pipes from freezing. Disconnect all outdoor hoses and shut off the water supply to any outdoor faucets. For exposed pipes in basements or crawl spaces, install foam pipe insulation or heat tape. Even a slow drip can lead to a burst pipe and a major flood, so this is a critical step.

  • Landscaping & Tree Trimming: Trim any low-hanging or dead tree branches that could fall on the house during a snowstorm. Rake all remaining leaves from your lawn to prevent them from becoming a slippery, wet mess under the snow.
  • Final Inspection: Do a final walk-through of the property. Check all windows to ensure they are fully closed and locked. Turn off and drain any sprinkler systems. Double-check that all outdoor items that could be damaged by frost are stored away.
